Affordable housing refers to housing units where residents pay no more than 30% of their gross monthly income on housing costs, including rent and utilities. These units are typically reserved for households earning at or below a certain percentage of the Area Median Income (AMI).
Workforce housing is designed for working individuals and families who earn too much to qualify for traditional subsidized housing but struggle to afford market-rate housing. It typically serves households earning between 60% and 120% of the Area Median Income.
The Area Median Income (AMI) is the midpoint of a region's income distribution — half of households earn more, half earn less. Housing programs use AMI percentages to determine eligibility. For Tulsa, Oklahoma, AMI is updated annually by HUD.
